The hard part: managing a house from somewhere else
Most trustees can take a few days off to deal with the property. Then they have to go home. The house still needs to be cleaned out, repaired and made ready to sell, and someone has to be there for all of it.

The paperwork you'll want to track down
Trustees often know very little about the house itself, and that's normal. The details that slow a sale down are usually sitting in the owner's mail, bank statements or email. The sooner you gather these, the smoother the sale goes:
- The trust document or, in probate, the court's letters appointing you
- Property tax bills and any Mello-Roos or special assessments
- Mortgage or reverse mortgage statements
- HOA contact information and dues
- Homeowner's insurance, and whether it still covers a vacant home
- Utility accounts, so power and water stay on for showings and inspections
- Solar paperwork, if the home has panels
Solar is the one that catches people. If the panels are leased or on a payment agreement, you'll need the contract, the monthly payment, what's owed and how the agreement transfers to a buyer. The solar company usually has to approve the transfer, and that information generally has to come from the owner's records, which only the trustee can access.
Trust sale or probate sale?
A trust sale is handled by the successor trustee under the terms of the trust. There's no court involvement, so once the trustee has the authority to act, it runs much like any other sale.
A probate sale goes through the court. In California, an executor or administrator with full authority under the Independent Administration of Estates Act can often sell by giving the heirs formal notice, without a court confirmation hearing. When the court has to confirm the sale, the accepted offer goes before a judge and other buyers can bid over it at the hearing, which adds time.
